Venue Rental Agreement

This contract for the rental of a venue is effective today between Sonia Briggs, hereafter referred to as the “owner” and you, hereafter referred to as the “renter.” 

Whereas, the renter desires to temporarily rent, occupy, and make use of the owner’s venue, located at 82 W Caldwell St Mount Juliet, TN 37122 and known as Pearl. 

Whereas, the owner agrees to such rental, occupation, and use in consideration of certain payments and covenants here in enumerated. 

Now, therefore, the parties agree to the following terms and conditions: 

  1. The renter shall pay to the owner of the sum $50 per hour with a minimum of 3 hours or $150. Of this amount, $75 is a non-refundable deposit that will be applied to rental charges. 

  2. The balance of the rental fee due, less the nonrefundable deposit described above, shall be payable to the owner 24 hours prior to the start of the event rental period requested or no access will be provided.

  3. For the purpose of hosting the renter’s event, owner shall provide to renter all access, codes, and other items necessary to give renters such access no later than 1 hour prior to the event start time.

  4. The renter shall have access to and use of the venue from the start and end times requested. There is no setup/cleanup time included in the rental and the renter should request ample time to include both. 

  5. Within 2 hours of the rental expiration, renter shall tender to owner all keys and other access control devices in his/her possession.

  6. Renter shall remove all personal property, trash, and other items that were not present in the venue when renter took control of it.

  7. Upon renters completion of his/her obligations above, the owner shall inspect the property and invoice the renter for any amounts deemed necessary to repair damages inflicted upon the venue by renter and/or renters associates, guests, invitees, contractors, and all other persons whatsoever who enter the venue during the rental, whether or not such persons did so with the renter’s knowledge or consent.

  8. In the event that renter fails to pay the balance due, interest shall accrue upon unpaid balance at the rate of 10% per year until it is paid in full. Renter shall also be liable to owner for any legal fees, court costs, and other expenses associated with collection.
